How AC repair differs in Toronto's older semis and row houses

The Victorian and Edwardian semis and row houses of Toronto's west side were built for radiators, so many have no ductwork at all. They cool in one of three ways: ductless mini-split heads on the walls, an air handler in the attic feeding ceiling outlets, or conventional central air where someone retrofitted forced air. Each fails differently. A mini-split dripping down the wall is a blocked drain or a dirty coil; an attic system that stops with water in its pan is a clogged drain that tripped the float switch; a retrofit central system that ices up is starved for return air.

The outdoor unit is where the narrow lot shows. With a party wall on one side and a tight passage on the other, the condenser ends up in that passage, on a rear deck or on a flat roof. In a tight passage the hot air it throws off bounces back into the coil, pressure in the system climbs, and the compressor shuts itself down on the hottest afternoons and restarts after dark. Dryer vents often exhaust into the same passage and mat the coil with lint, so a proper coil wash and clear space around the unit fix more of these calls than any part does; AC and heat pump placement on a Toronto semi covers the layout options.

Attic and third-floor equipment adds its own faults. The refrigerant lines run two or three storeys from the yard to the attic, with more joints and more length to leak, and a leak repair and recharge is $300–$800 or more depending on where the leak is. Condensate from an attic air handler has to drain by gravity or by pump, and when it cannot, the first sign is a stain on a bedroom ceiling. Turn cooling off the moment you see one.

Age sets the limit on repair. A condenser from before about 2010 runs on R-22, a refrigerant no longer made or imported into Canada, and past 12 years a compressor or leak fault on one of those usually favours replacement; under 10 years with a capacitor or fan motor, repair every time. Refrigerant work is done by technicians holding an ODP card, and electrical faults beyond the unit's own disconnect are referred to a licensed electrician under ESA rules. My AC quits on hot afternoons and works again at night. What is wrong?

That pattern is a system overheating, not one out of refrigerant. The usual causes are a condenser coil clogged with lint or cottonwood fluff, a weak capacitor, a failing condenser fan motor, or a unit boxed into a passage where its own hot air recirculates. Rinsing the coil gently with a garden hose, power off, is safe to try. If it keeps happening, the compressor is being stressed on every trip, so book a visit.

There is a water stain on my third-floor ceiling. Is that the air conditioner?

If there is an air handler in the attic above it, very likely. Switch cooling off at the thermostat so no more water is made, and put a bucket under the stain. The cause is usually a blocked primary drain with a secondary pan that has overflowed or rusted through. Clearing the drain is a $150–$350 repair; drywall and paint are separate, which is why speed matters.

Is a 15-year-old air conditioner worth repairing?

For a small part, yes: a capacitor or contactor at $150–$350 keeps a sound unit running for years. For a compressor or a refrigerant leak on an R-22 machine, usually no, because the repair approaches the value of the equipment and the next leak is not far behind.
