Toronto HVAC services cover the widest spread of building types ZK Mechanical works on, and the age of the house usually tells us the problem before the panel comes off. Victorian and Edwardian semis in Cabbagetown, Riverdale, the Annex and Parkdale were built for coal and radiators; many still run a boiler, and the ones converted to forced air did it through narrow chases that starve the third floor of airflow. Post-war bungalows in East York, the Danforth side streets and along Eglinton carry 1950s–60s ductwork with a single return. Downtown, the towers from CityPlace to the Waterfront use two-pipe fan coils and in-suite heat pumps that a house-only contractor never touches.
Each of those has a signature failure. In a Leslieville semi the call is usually a mid-efficiency furnace squeezed into a cellar with a chimney that needs relining, or a boiler with a dead circulator and a pressure-relief valve weeping onto the floor. In East York and the Beaches, 1990s add-on air conditioners with 10 SEER condensers now leak refrigerant through corroded coils, and the honest answer is replacement rather than another recharge. In High Park and the Junction, third-floor conversions that never got real supply runs are where we most often recommend a single-zone ductless head instead of fighting the ductwork.
Toronto's weather is two problems, not one. The lake keeps the Beaches, the Waterfront and the Mimico side more humid in July than North York, so a correctly sized, longer-cycling air conditioner or a whole-home dehumidifier does more than extra tonnage, while inland the urban heat island holds night-time temperatures up and keeps condensers running past midnight. In January the same lake wind leaves the older housing bone-dry inside, and a radiator-heated house has no furnace to hang a humidifier on. Freeze-thaw cycles also heave the pads and stress the line sets on the rooftop and laneway condensers common in the older neighbourhoods.
Toronto Hydro supplies the electricity and Enbridge the gas, and neither runs its own equipment rebate; heat pump and furnace incentives run through Ontario's Home Renovation Savings Program, which we apply for on your behalf.
