That package is the story. A 2000s–2010s Milton two-storey came with a single-stage 60,000–80,000 BTU furnace, a 13 SEER condenser of 2 to 2.5 tons, a 50-gallon power-vent rental tank, an HRV that the owner has usually switched off, and flex-duct runs to the bedrooms that were never balanced. Fifteen years on, the inducer motors and igniters are failing, the condensers have lost capacitors and refrigerant, and the HRV core has not been cleaned since move-in. In Timberlea and Dorset Park the story is older: a second or third furnace, a 1990s condenser, and undersized returns hidden behind finished basement walls that nobody wants to open.
