What Actually Happens During the Evaluation
Expect a couple of hours and full access to the house, including the attic hatch, the mechanical room and any crawl space. The advisor is collecting inputs for a model, so the visit is measurement and inventory rather than opinion.
- A blower door goes in an exterior doorway and depressurises the house to a standard pressure, producing an air-tightness figure. That single number drives a large share of the modelled heating load.
- With the fan running, the advisor walks the house finding where air is pulling in — attic hatches, pot lights, rim joists, plumbing and wiring penetrations, and around old windows.
- Insulation is inventoried by depth and type in the attic, walls where visible, basement or crawl space, and any cantilevered floor.
- Windows and doors are recorded by type, age and glazing rather than tested individually.
- Mechanical equipment is logged: furnace or boiler make, model and efficiency, water heater type, HRV, and the thermostat.

When a Rebate Requires One — and When It Does Not
This is the part that changes, so treat the specifics as a starting point and confirm on the official program page before you book anything.
- Ontario's Home Renovation Savings Program, launched in January 2025 and delivered through Save on Energy with Enbridge Gas, is the live provincial route. - Envelope work — attic insulation, air sealing, wall and basement insulation — is where evaluations are still typically part of the process, because the savings have to be modelled rather than read off a nameplate.
- Enbridge's Home Efficiency Rebate Plus has ended, and the federal Canada Greener Homes Grant closed to new applicants in 2024. Anything you read online promising either of them is out of date. The interest-free federal loan has continued to operate alongside the provincial incentives.
- The federal Oil to Heat Pump Affordability program is a narrow one: it is for homes that heat with oil, which in this region means a scattering of rural Ancaster, Dundas and Flamborough addresses rather than anything on the gas main. Order of Operations: Envelope Before Equipment
The sequence matters more than any individual measure. Air sealing and attic insulation reduce the heat loss of the house permanently, which means the heating system you buy afterwards can be smaller, cheaper and better matched.
Do it the other way around and you pay for capacity you no longer need, then live with an oversized system that short-cycles and never runs at its efficient point. If a heat pump is on your list, this argument is even stronger, because oversizing hurts a modulating heat pump more than it hurts a furnace. What an Energy Audit Will Not Tell You
- It will not size your heating or cooling equipment. That is a CSA F280 calculation done by the installing contractor, using the house as it will be after the retrofits.
- It will not diagnose a broken furnace. That is a service call, typically $90–$150 for the diagnostic, and a completely different visit.
- It will not measure airflow room by room unless you specifically arrange it, so a persistently cold bedroom may not appear in the report at all.
- It is not a home inspection: no structural, roofing, electrical or plumbing verdicts.
- It will not judge whether the recommended upgrades are worth doing to you. Payback tables assume energy prices that change.

- On a windy day, hold a lit incense stick near outlets on exterior walls, the attic hatch, and where the basement wall meets the floor above. Movement means air, and air means heat.
- Open the attic hatch and look at the insulation depth against the top of the joists. If you can see the joists clearly, the attic is a candidate.
- Count your return air grilles. One per floor in a two-storey house is the most common cause of uneven temperatures in this region.
