Indoor air quality in a Burlington, Oakville or Hamilton house comes down to three systems: filtration, humidity and ventilation. A media filter cabinet runs $400–$700, a bypass humidifier $500–$900 installed, a whole-home dehumidifier $1,500–$3,000, an HRV service $150–$300 — and the right one is chosen from your symptom, not a catalogue.
Bad indoor air shows up as symptoms long before it shows up on a meter: static shocks and nosebleeds in January, windows dripping by February, a sticky basement in July, dust back a day after cleaning, allergies that ease the moment you leave the house. Each symptom has a mechanical cause in the furnace, ducts or envelope, and most have one targeted fix.
Dry winter air is the commonest complaint on both sides of the Escarpment. A furnace-heated house can drop below 20% relative humidity in a −15°C snap — enough to crack hardwood in a Roseland century home and split furniture joints. A bypass humidifier on the furnace fixes it for $500–$900 installed, a fan-powered unit for $700–$1,200 in bigger houses, a steam unit for $1,500–$3,000 where the furnace runs too little to carry one (bypass vs fan-powered vs steam). Target 30–40% in winter; push higher and the windows of a tight 2000s Alton Village build start dripping.
Summer flips the problem near the lake. Humidity off Lake Ontario keeps a Bronte or Aldershot basement damp all July even with the AC running — usually because an oversized AC short-cycles before it dehumidifies, or the fan is set to ON and re-evaporates water off the coil, both free fixes. Where a house stays damp anyway — walk-outs cut into the Escarpment slope, older Dundas basements — a whole-home dehumidifier on the return, $1,500–$3,000 installed, does what the AC can't.
Dust and allergies point at filtration and duct leakage: a 4-inch media cabinet at $400–$700 gives MERV 11–13 filtration without choking a 1990s Millcroft furnace the way hardware-store 1-inch 'allergy' filters do, and sealing a return that sucks basement or garage air beats any purifier (MERV ratings explained). Tight 2000s builds in Joshua Creek and Waterdown have the opposite issue — too little fresh air — so their HRV needs its core cleaned and its airflows balanced, $150–$300, or installing one becomes the conversation.

Common questions
Do UV air purifiers work?
For biological growth on a wet evaporator coil, yes — a coil UV lamp keeps it clean and kills the musty smell at the source. For dust, pollen and dander, no: UV removes no particles, and a MERV 13 media filter buys more relief per dollar. Anything marketed on ozone is worth avoiding entirely. Do UV lights in HVAC work.
What furnace filter should I use?
A 4-inch MERV 11–13 media filter if your furnace has the cabinet, changed once or twice a year; a 1-inch MERV 8 pleated if not, changed every 60–90 days. The 1-inch MERV 12+ 'allergy' filters at the hardware store restrict most blowers, trip high limits and ice AC coils.
Why is there condensation on my windows in winter?
Indoor humidity is higher than the glass can hold at that outdoor temperature. In deep cold even good double glazing fogs once humidity climbs into the mid-30s, and the aluminum-framed windows of a 1960s Aldershot bungalow fog far sooner. Turn the humidifier down as it gets colder, confirm the bath fans exhaust outdoors, run the HRV. Wet windows in a new build with no humidifier mean the house needs ventilation, not less moisture.
Does a whole-home humidifier need maintenance?
One new evaporator pad each fall — about $20–$40 — and a flip of the bypass damper at season change: open for winter, closed for summer. A pad left in for two winters clogs with lake-water minerals and either quits humidifying or starts growing things. Most 'my humidifier stopped working' calls are exactly this.
Is duct cleaning part of air quality work?
Sometimes. When registers show real debris, when a renovation loaded the system, or on a just-bought house with no history, cleaning at $300–$700 earns its keep — and pairs with a filter upgrade so the ducts stay clean.
