Townhouse complexes are their own job. Some Erin Mills and Meadowvale townhouses were built with electric heat and no ducts, so their cooling is a ductless mini-split, and a head that drips or blows warm is a mini-split repair, not a central-air call. In a condominium townhouse the corporation's rules may decide where a replacement condenser can sit, so we ask before quoting one.

The towers around the city centre do not have a condenser at all. Most suites cool with a fan coil fed by the building's chilled water, and newer buildings use an in-suite heat pump on a building water loop. The in-suite faults are a seized fan motor, a stuck control valve, a failed capacitor or contactor in a heat pump, and a blocked drain pan that overflows toward the suite below. South of the QEW, the older houses in Port Credit, Clarkson and Lorne Park add two things: mature trees that drop seed and leaf litter into the condenser, and lake humidity that keeps the condensate drain running all summer. A drain line that grows algae backs up, and water appears at the base of the furnace or a float switch shuts the cooling off; that is a $150–$450 visit, not a new air conditioner. Anything involving refrigerant is handled by a technician carrying an ODP card. Repair it if the fault is electrical: a capacitor, contactor or fan motor costs the same on an R-22 unit as on any other. Stop when the fault is a refrigerant leak or the compressor. R-22 is no longer produced or imported in Canada, so a recharge depends on reclaimed stock, and on a condenser past 12 years that money is better put toward a replacement. The cooling in my condo near Square One has stopped. Who do I call?

Call the property manager first and ask two things: has the building switched to cooling, and are other suites warm. If the building side is fine, the fault is inside your suite, in the fan motor, the control valve, the thermostat, a clogged filter or a blocked drain, and that is ours to repair. What can I check myself before booking an AC repair?

Three things. Check the breaker in the panel and the pull-out disconnect beside the outdoor unit, because a power flicker on a stormy afternoon can trip the breaker. Check the filter, then look at the copper line where it enters the house: if it is frosted, switch cooling off and run the fan only for a few hours. In a townhouse, look at the condenser coil too, since a blanket of lint or fluff is visible from outside.

Is it safe to keep running an air conditioner that isn't cooling?

No, not for long. A system that is low on refrigerant or has an iced indoor coil is working its compressor hard, and the compressor is the one part that usually ends the unit.
