Every new gas furnace has to meet the federal minimum of 95% AFUE, which means a condensing unit that vents through plastic pipe out a side wall and drains condensate to the floor. Usually yes, but the route has to be worked out first. The intake and exhaust pipes must reach an outside wall and end at the code clearances from windows, doors and gas meters, and a middle unit offers only the front and back walls. Some furnaces allow longer vent runs than others, which can decide the model. If your complex is a condominium, get the corporation's approval for the wall penetration in writing before install day.
