What a new furnace involves in a Dundas house, from century brick to newer builds

A new furnace in Dundas is a condensing furnace, because the federal minimum for a residential gas furnace is 95% AFUE and a mid-efficiency unit cannot be swapped for another one like it. That changes the venting. The old furnace sent its exhaust up the brick chimney; the new one vents through two plastic pipes out a side wall and drains acidic condensate to a floor drain or a pump. In a century home with a thick stone foundation and a low basement, finding that vent route and that drain is the first thing we do on the quote visit.

The chimney does not get to retire. In most older Dundas houses the gas water heater shares that flue, and once the furnace leaves, the tank is alone in a chimney sized for two appliances, where its exhaust cools, condenses and can spill back into the basement. Where does the vent go on a century home with a stone foundation?

Through the wood rim above the foundation where possible, not through the stone. The termination needs clearances from windows, doors, the gas meter and the lot line that are set by the gas code and the furnace manufacturer, and on a narrow lot that can rule out one side of the house. When no side wall works, the vent goes up through the roof. That is settled on the quote visit, and the route is written into the price.

Is it worth repairing my old furnace instead of replacing it?

Repair when the furnace is under 12 years old and the failed part is small: a flame sensor, an igniter or a pressure switch. Replace when it is past 15 years and the quote is a blower motor, a control board or a heat exchanger at $1,500–$3,000, because that money goes further toward a new unit.
