Furnace installation and replacement, usually done in one working day by a TSSA-licensed technician: the old unit out, a properly sized high-efficiency furnace in, vented, tested at full fire, and the municipal permit pulled and closed out for you.
A furnace installation in Burlington, Oakville or Hamilton is usually a replacement, not a first install: a mid-efficiency 80% AFUE unit from the 1990s giving way to a condensing one. Federal efficiency rules set the floor for a new residential gas furnace at 95% AFUE, so a mid-efficiency unit cannot be replaced like for like even if you wanted to. The two are not drop-in swaps. A condensing furnace vents through two plastic pipes out a sidewall instead of up the chimney, and it makes acidic condensate that has to run to a floor drain or a condensate pump. Both of those details get priced on the first visit, not discovered on install day.
The chimney is the detail most quotes skip. In the 1970s–90s subdivisions around Millcroft, Headon Forest and Glen Abbey, the old furnace and the tank water heater share one masonry or B-vent chimney. Once the furnace moves to PVC, the water heater is left venting alone into a flue that is now too large and too cold for it, so it back-drafts. Sizing comes from a heat-loss calculation, not from the label on the old furnace. Builders in the 1980s often put 100,000 BTU furnaces into houses that need 60,000 today after new windows and attic insulation, and an oversized furnace short-cycles, runs loud and leaves the far bedrooms cold. Replace rather than repair when
- The furnace is past 15 years and the repair quote is a blower motor, control board or heat exchanger
- It is an 80% mid-efficiency unit with a metal flue and the gas bill keeps climbing
- Rooms at the far end of the duct run never reach the thermostat setting

Yes, and January is when many replacements happen. The house is without heat for the working hours of one day; we bring the new unit in before the old one is disconnected so the gap is short. Should I replace the AC at the same time?
If the air conditioner is over 12 years old, usually yes: the two share the blower, the plenum and one install visit, so doing both together typically runs $7,500–$11,500 and saves roughly a thousand dollars versus separate jobs. If the AC is under 10 years old, we leave it alone and set the new furnace up to pair with it.
Which furnace brand should I buy?
Installation quality matters more than the badge. Lennox, Carrier, Goodman and Rheem at the same efficiency tier perform within a few points of each other; what separates a 20-year furnace from a 10-year one is sizing, venting and commissioning.
