HVAC cost for a 2,000 sq ft house is one of the few sizing questions with a usable rule of thumb, and it still gets houses wrong regularly. A detached home of that size in Burlington, Oakville or Hamilton normally ends up on a furnace in the 60,000 to 80,000 BTU class with two and a half to three tons of cooling — but the calculation, not the floor area, is what a licensed contractor sizes from. Why square footage is only the starting point

2,000 sq ft describes a floor area, not a heat load. A 1960s Roseland bungalow spreads that area across one storey with a big roof, single-pane-era window openings and an uninsulated crawl, and it loses heat through the ceiling all winter. A 2010s Alton Village two-storey stacks the same area over a smaller footprint with a tight envelope and better glazing, and it needs noticeably less equipment.

On the cooling side, humidity off Lake Ontario means a system in Aldershot or Bronte is asked to dehumidify as much as to cool, which favours a two-stage or variable-speed unit that runs longer at lower output rather than the largest tonnage on the list.

Does a house this size need two systems or zoning?

Usually not. One properly sized system with good ducts handles 2,000 sq ft comfortably, and a second furnace is rarely the right answer. The exceptions are shapes rather than sizes: a room built over an unheated garage, a third-floor loft in an older Oakville or Westdale house, or an addition on the end of a long duct run. Those spaces are better solved with a dedicated ductless head or with duct and damper work than with more tonnage, and buying a bigger system to fix one cold room usually makes every other room worse (why one room is always cold).

And fixing an undersized return before buying premium equipment is money better spent than buying a larger unit to push through the same restriction.
