Viessmann is a German heating manufacturer founded in 1917, with its Canadian head office in Waterloo, Ontario. Its climate business has been part of Carrier Global since January 2024. For the owner of a Vitodens that changes nothing in the basement: the model numbers, the parts and the service steps are the same as before.
Many general HVAC companies will not touch a Viessmann. Their technicians work on furnaces all winter, and a wall-hung condensing boiler asks for hydronic experience, the manufacturer's service instructions and a combustion analyzer on the truck. We say it plainly: ZK Mechanical services Viessmann boilers, we carry the analyzer, and we will tell you on the phone if your model is one we would rather see before quoting.
Around here a Vitodens usually sits in one of two settings. One is an older radiator house, the pre-war brick in Hamilton, Dundas and west Toronto, where it replaced a cast-iron boiler. The other is a newer home with in-floor radiant heat. On rural lots past the gas mains, such as Kilbride, Campbellville and rural Flamborough, the boiler may be running on propane, which changes the combustion setup, so tell us the fuel when you call.
Whether you can wait depends on the weather and the fault. A boiler locked out on a burner fault is off and safe; a house full of water-filled pipes with no heat in a cold snap is not something to leave for the weekend. A slow pressure drop or a gurgling radiator can be booked for a regular visit. We are an independent contractor and not part of Viessmann's or Carrier's sales network, so the advice does not come with a quota.
Viessmann lines we install and service
The wall-hung condensing boiler most Ontario owners have: B1HA is heating only and B1KA is the combi version that also makes domestic hot water. Both use the stainless steel Inox-Radial heat exchanger and a cylinder burner. They are simple, well laid out and easy to service properly, which is why a neglected one stands out as soon as the cover comes off.
The current generation, listed by Viessmann with inputs from 85,000 to 199,000 BTU an hour at 95% AFUE. It adds the MatriX-Plus burner and Lambda Pro Plus combustion control, which trims the gas-air mix on its own. B1KE is the combi; a B1KE with unstable tap temperature in a hard-water town gets its plate heat exchanger checked for scale first.
The premium wall-hung line, with Lambda Pro combustion control and a weather-compensated control that lowers water temperature as the outdoor temperature rises. Many are installed with a low-loss header and several mixed zones. Faults on a 200-W are as often in the system around the boiler, such as a mixing valve, a sensor or a pump, as in the boiler itself.
Earlier Vitodens generations and Viessmann's floor-standing boilers are still heating houses in our area. We service them, with one caution: controls and burner parts for superseded models are order-in items, and some are no longer made. We check availability from the serial plate before recommending a repair.
What goes wrong on Viessmann equipment
Burner fault after several tries: worn ignition and ionization electrodes
The ignition electrodes make the spark and the ionization electrode proves the flame, and both erode with every season of firing. As the gap widens and the tips burn back, the boiler lights late, loses its flame signal and locks out. These are wear parts: the service instructions have the technician check them at each service and replace them when they are out of specification, with new gaskets. After the change we run the boiler at high and low fire on the analyzer to confirm the numbers.
Gurgling, then a lockout: the condensate trap is blocked
A condensing boiler makes litres of acidic water a day, and it all leaves through a small trap under the heat exchanger. When the trap fills with sludge, condensate backs up into the combustion chamber and the flame becomes unstable. The fix is to remove and clean the trap, clear the drain line and refill the trap with water before the burner fires. That last step is not optional, because a dry trap is an open path for flue gas into the room.
Low system pressure or air in the loop
If the gauge on the boiler reads well below the 12–15 psi a typical house holds when cold, or the top-floor radiators gurgle and stay cool, the loop is short of water or full of air. We look for the leak, test the expansion tank's air charge and check the automatic air vents before adding any water. A fouled Inox-Radial heat exchanger that has never been cleaned
Viessmann describes the stainless Inox-Radial coil as self-cleaning, and it does shed condensate well. It still collects combustion deposits between the coil turns when a boiler runs for years without being opened. Flue temperature climbs, efficiency falls, ignition gets rough and eventually the burner faults. Cleaning means removing the burner, brushing and rinsing the combustion side the way the service instructions describe, fitting a new burner gasket and resetting combustion with the analyzer.
Viessmann warranty: what to know
- Viessmann lists the Vitodens 100-W with a limited lifetime warranty in residential applications. The conditions that go with that statement are on the warranty sheet for your model and installation date, and that sheet is the document that counts.
- Other components carry shorter terms than the heat exchanger, and the terms have changed between generations. Read the sheet for your serial number instead of relying on a neighbour's boiler or a sales brochure.
- A residential warranty applies to residential use. A Vitodens heating a commercial unit or a multi-residential building falls under different terms.
- Fill water matters. Viessmann's technical documents set requirements for the water in the heating loop, and damage from poor water quality or constant fresh-water top-ups is a maintenance issue, not a manufacturing defect.
- Keep the installation invoice, the start-up combustion readings and each annual service record together. Those papers are what a claim is judged on.
Parts availability in the GTA
Viessmann parts are specific to Viessmann: the electrodes, gaskets, fans, gas valves and controls are not generic items we can substitute from another brand's shelf. The company's Canadian operation is based in Waterloo, Ontario, so the supply chain for current Vitodens maintenance parts is inside the province and routine items normally arrive quickly. Controls and burner assemblies for older generations take longer and are sometimes discontinued. We read the model and serial number off the rating plate and confirm the part before we give you a date.

Common questions
Why won't some HVAC companies service a Viessmann boiler?
Most residential HVAC companies in the GTA are built around furnaces and air conditioners. A Vitodens needs someone comfortable with hydronics, the manufacturer's service steps and a combustion analyzer, and a company without those will decline the call. That is a fair decision on their part. We take Viessmann calls, and we will say so if a particular model needs a look before we can price it.
How often does a Vitodens need to be serviced?
Once a year. A real service removes the burner, inspects and cleans the heat exchanger's combustion side, checks the electrodes, cleans and refills the condensate trap, tests the expansion tank and finishes with analyzer readings at high and low fire. Can I reset a Viessmann burner fault myself?
Once, yes. Before you press reset, look at the pressure gauge and check that the condensate drain is not frozen or kinked and that the vent terminations outside are clear of snow. If the fault comes back, stop resetting and write down the code on the display. Is an older Vitodens worth repairing?
Usually, if the heat exchanger is sound. Electrodes, a fan, a pump or a sensor are ordinary repairs on a boiler that can run for many more years. Replace it when the heat exchanger leaks, when the control is discontinued, or when the repair exceeds half the cost of a new boiler on a unit over 15 years old. Did Carrier buying Viessmann change who can service my boiler?
No. In Ontario any TSSA-licensed gas technician with the right class of licence can legally service a gas boiler, whatever name is on the cover. The ownership change did not alter the boilers already installed or the parts they take. What matters for your warranty is the sheet that came with the boiler and the service records you have kept since.
