Bradford White Water Heater Repair & Replacement

Bradford White water heater repair and replacement starts with a quirk of the brand: it is sold only through the wholesale trade, so neither the tank nor its parts can be bought at a retail counter, and a licensed technician is the route to both. ZK Mechanical repairs owned Bradford White tanks across Halton, Hamilton, Peel and west Toronto. Repairs run $150–$800, and a tank-for-tank replacement is $1,200–$2,500 installed.

Bradford White is an American manufacturer that builds its water heaters in the United States and is not part of the A. O. Smith or Rheem groups. Its Canadian arm, Bradford White Canada, is based in Halton Hills, Ontario. The company states that its water heaters are available exclusively through wholesale distribution and are designed for professional installation only.

That sales policy is why homeowners end up searching for a technician. A thermopile, a gas control or a power-vent blower for a Bradford White is not on a hardware store shelf, and the wholesalers that carry them sell to the trade. If the tank is yours and it has stopped heating, the practical first step is a diagnostic visit.

Our repair-or-replace rule for a Bradford White uses three facts. Age: the serial number's first two letters give the year and month it was built. Where it leaks: a drip at a fitting, the drain valve or the relief valve is a repair, and water from the tank body is a replacement. Ownership: a rented tank is the rental company's to fix, not yours and not ours.

In numbers: under 8 years old with a failed part, repair it. Past 10 to 12 years with a failed gas control, or leaking from the tank at any age, replace it. Halton and Hamilton water is hard, and sediment on the tank floor is what ages a tank here, so a tank that has never been flushed sits at the short end of that range.

Atmospheric vent gas with the Defender Safety System

The standard chimney-vented tank. Defender is Bradford White's flammable-vapour protection: combustion air enters through the ScreenLok flame arrestor in the base of a sealed chamber, and a resettable thermal switch shuts the gas off if the chamber overheats. The ICON gas control is powered by the pilot flame through a thermopile, so there is no power cord.

TTW power vent gas

Through-the-wall models with a blower on top that pushes flue gas out a plastic vent. They plug into a wall receptacle and will not fire in a power outage. These suit houses with no chimney or with a furnace that no longer shares one, which describes most 2000s and newer builds.

Electric and AeroTherm heat pump models

Standard two-element electric tanks, plus the AeroTherm heat pump water heater, which uses a small compressor on top of the tank to move heat from the room air into the water. Electric models are common in condos, townhouses and rural homes without gas service.

Infiniti tankless

Bradford White's gas tankless line. Tankless units are a different service job from tanks: descaling, inlet filters and flow sensors instead of thermopiles and anodes. On Halton and Hamilton hard water an annual descale flush is $150–$300.

What goes wrong on Bradford White equipment

Pilot will not stay lit: weak thermopile or lint-clogged ScreenLok

On an atmospheric Defender model the pilot lights and dies, or will not light at all. With the status light off, the control has no pilot; two flashes mean the control sees a weak pilot signal, which points to a tired thermopile. The other cause is lint and dust matting the ScreenLok flame arrestor under the tank: the burner starves for air, the chamber overheats and the thermal switch opens. We test thermopile output, clean the arrestor and burner, and only then reset the switch, a repair that falls inside our $150–$800 band.

ICON gas control fault

The pilot is lit, the status light is blinking a code, and the burner never fires or the water runs far too hot. The ICON control contains the thermostat, the temperature sensor circuit and the safety shut-off, and when it fails it is replaced as a unit. A gas control valve replacement is $400–$600. On a tank past 10 years we price that against a new tank before fitting it.

TTW power vent lockout: blower, pressure switch or blocked termination

The blower starts and the burner never lights, or the unit does nothing. A power-vent Bradford White proves airflow with a pressure switch before it will open the gas, so a failed blower, a failed switch or a blocked vent termination all end in the same lockout. Water at the base of the tank

Find where it starts before deciding anything. A drip from the temperature and pressure relief line, the drain valve or a connection on top is a repair. Rust-coloured water from under the jacket means the tank itself has failed and no part will fix it. Shut the cold supply and the gas, and see water heater leak repair.

Bradford White warranty: what to know

  • The warranty term for your tank is printed on its label and warranty sheet. The tank and the component parts carry separate terms, and both are counted in years from installation.
  • Keep the installation invoice. Without proof of the install date, a manufacturer counts from the build date in the serial number, which is always earlier.
  • A tank warranty supplies a replacement tank or part. It does not pay for labour, any permit, disposal or water damage to the basement.
  • Because Bradford White sells through the trade, a warranty claim runs through a contractor and the wholesaler, not a retail returns desk.
  • The first two letters of the serial number encode the year and the month of manufacture. The letters repeat on a 20-year cycle, so a technician reads them against the tank's design and condition.

Parts availability in the GTA

Bradford White parts move through the same wholesale channel as the tanks, which means they are available to a licensed contractor and not to the public. Thermopiles and pilot assemblies, ICON gas controls, thermal switches, relief valves, anode rods and electric elements are regular items at the plumbing wholesalers that carry the brand. Power-vent blower assemblies and burner door assemblies are specific to the model and are ordered against the full model and serial number, so have a photo of the rating label ready when you call. Why can't I buy Bradford White parts at a hardware store?

Bradford White sells exclusively through wholesale distributors to the trade and designs its heaters for professional installation. Retail stores do not carry the tanks or the model-specific parts. Generic items such as a relief valve or an element may fit, but the gas control, thermopile and blower are Bradford White parts, and gas work on a water heater in Ontario requires a TSSA-licensed technician.

How do I tell how old my Bradford White water heater is?

Look at the serial number on the rating label. The first letter stands for the year and the second for the month it was built, and the year letters repeat every 20 years. What does the blinking light on my Bradford White gas valve mean?

One slow flash every few seconds is normal, and no light means there is no pilot. Two flashes mean a weak pilot signal, and other counts point to temperature or sensor faults. Is it safe to relight the pilot on a Bradford White myself?

Yes, once, following the lighting instructions printed on the tank. If you smell gas, do not try: leave the house and call Enbridge Gas from outside. If the pilot goes out again within days, stop relighting it. A pilot that will not hold is reporting a weak thermopile, a blocked air intake or a tripped thermal switch, and each needs a technician.

Could my Bradford White be a rental?

It could. Look for a rental company sticker on the jacket and a water heater rental line on a monthly bill. If it is rented, the rental company repairs it at no charge and we cannot work on it.
