Navien makes condensing tankless water heaters and combi-boilers, and along with Rinnai it is one of the two brands we find on GTA basement walls more than any other. The NPE series uses dual stainless heat exchangers and vents in two-inch PVC, which is why it fits so easily into a Glen Abbey or River Oaks basement where running a stainless flue would have been a nightmare. That same PVC venting is where a surprising share of the service calls start.
The single biggest factor in how long a Navien lasts here is water. Burlington, Oakville and Hamilton all draw from Lake Ontario, and that water is hard enough to lay scale inside a heat exchanger within a year or two of running. Scale shows up first as a slow decline: the shower takes longer to come up to temperature, the flow at full hot drops, and eventually the unit starts throwing overheat-related faults. A yearly descale flush is not a maintenance upsell on this equipment, it is the difference between a fifteen-year unit and a seven-year one.
The second thing we check on any Navien call is gas. A 199,000 BTU tankless draws several times what the 40,000 BTU tank it replaced ever did, and on a shared line feeding a furnace, a range and a dryer, pressure sags the moment two appliances fire together. Undersized gas is the root cause behind a lot of intermittent ignition and flame-loss complaints that get misdiagnosed as board failures. Where a line does need upsizing on an install, that work adds $400–$1,200.

Navien lines we install and service
The advanced NPE models include a recirculation pump and a small buffer tank inside the cabinet, so you get faster hot water at the tap without running a dedicated return line through finished ceilings. That built-in pump is also a part homeowners forget exists — its internal filter needs cleaning at the same visit as the descale, and a neglected one is a common cause of weak recirculation.
The same heat exchanger and burner platform without the internal pump and buffer tank. It costs less and it is the right pick when you have no recirculation loop and do not want one, or when you already have an external pump and a dedicated return. If you later want recirculation, it can be added externally rather than replacing the unit.
One wall-hung appliance that provides both domestic hot water and hydronic space heating, common in townhouses and infill homes where there is no room for a furnace and a tank. When a combi goes down you lose heat and hot water at the same time, which changes how urgently we treat the call — combi failures in January are handled as emergencies.
Wall-hung modulating boilers for radiant floors, baseboard and hydro-air systems. They share the same control philosophy and much of the same service discipline as the tankless line: clean condensate path, correct gas pressure, verified venting. What goes wrong on Navien equipment
Scale in the heat exchanger — declining flow and temperature
The classic pattern is a shower that takes noticeably longer to get hot and never quite reaches the temperature it used to, followed months later by hard faults. Scale insulates the exchanger and forces the burner to overshoot. The fix is a descale flush through the isolation valves at $150–$300, done annually on our lake water. If the unit was installed without service valves, they have to be added before it can ever be flushed — a detail worth checking on a home you just bought.
Ignition failure (E003) and flame loss (E012)
The unit tries, fails and posts a code rather than running. Before anyone touches a board, the checks are gas pressure measured under load with another appliance firing, the condition of the flame rod and igniter, and whether the vent or condensate line is restricting combustion. Codes vary between the NPE, NCB and NHB families, so the number on the panel has to be read against the list for your own model rather than a generic chart.
Blocked or frozen vent and condensate path
Side-wall PVC terminations sit low enough on many Halton houses that a drifting snowfall off the lake can bury them, and a condensate line run to an outside drain will freeze at the first hard cold snap. The unit reads the restriction and shuts down safely. Clearing it is quick; the durable repair is re-terminating the vent above the drift line and re-routing condensate to an interior drain with a neutralizer.
Minimum-flow drop-outs and the cold-water sandwich
A tankless needs a minimum flow — on the NPE line, roughly half a gallon a minute, about 2 L/min — before the burner will fire at all. A low-flow bathroom faucet, a partially closed isolation valve or a fouled aerator can leave you with cold water at one fixture and perfect hot water at the next. That is not a broken water heater, and diagnosing it correctly saves you the price of a part you never needed.
Navien warranty: what to know
- Navien's residential terms on the NPE tankless line have run 15 years on the heat exchanger, 5 years on parts and 1 year on labour when the unit is installed by a licensed professional in a residential application. Commercial and multi-family applications carry shorter terms, so the certificate for your model and your application is what governs.
- Registration matters, and so does the paperwork behind it. If you cannot prove the installation date, warranty clocks generally start from the manufacture date stamped on the rating plate — which can quietly cost you a year or more of coverage. Keep the install invoice with the manual.
- Damage from scale and hard water is excluded. This is the clause that decides most denied claims in the GTA, and it is why we document every descale flush we perform on your invoice.
- Installation outside the manual — undersized gas, unapproved venting materials or lengths, no condensate neutralizer where one is required — is grounds for denial regardless of how well the unit itself was built.
- The labour term is short and the parts term is long, so a covered part in year six still means a paid service call. Ask any contractor to separate the part cost from the labour cost on the quote so you can see what a claim will actually save you.
Parts availability in the GTA
Navien supplies its parts through its own Canadian channel, and stock for the current NPE generation is generally good in the GTA — flame rods, igniters, air pressure sensors, flow sensors, water adjustment valves, fan assemblies and the common control boards are usually available within a day or two, and the descale kits and isolation valve sets we use are ordinary stock items. Older first-generation NPE units are where lead times start to stretch, and on a unit past a decade we will tell you honestly when the part price plus labour starts approaching a meaningful share of the $3,500–$6,500 a new tankless install costs. How often does a Navien tankless need descaling in Burlington or Oakville?
Once a year on our lake-sourced water, and that is not a conservative recommendation — it is the interval that keeps the heat exchanger clean enough to hold its rated output. The flush runs $150–$300 and takes under an hour when service valves are already fitted. Homes with a working water softener can sometimes stretch the interval, and we will tell you if yours is one of them.
What does an E003 code mean on a Navien?
It reports an ignition failure — the unit called for heat and never proved flame. Check that the gas is on and that nothing is blocking the vent terminal outside, then stop there: verifying gas pressure and the flame rod is licensed work. Can you service a Navien another company installed?
Yes, and most of the Navien units we look after came to us that way. Why does my Navien go cold for a few seconds mid-shower?
Usually the flow briefly drops below the point where the burner will stay lit, or another fixture opened and the unit is re-modulating. On models with recirculation it can also be the buffer tank handing off.
