Quick answer
A cast-iron sectional boiler commonly runs 25 to 35 years, and a well-kept one can pass 40. A modern wall-hung condensing boiler or combi is a different machine: expect 12 to 20 years, with annual service and clean system water making most of the difference. The radiators themselves outlast every boiler ever bolted to them.
How long a boiler lasts depends far less on the badge than on which type it is and what the water inside it has been doing. Old cast-iron boilers die slowly, from corrosion at the sections. Modern condensing boilers die from scale, acidic condensate and control failures. Both are shaped by whether the system has been quietly leaking and topping itself up for years.
Expected lifespans by boiler type
- Cast-iron sectional, natural draft: 25–35 years is typical, and longer where the system was sealed and the water stayed put. The units still running in pre-war houses in Dundas and Old Oakville are frequently older than their owners.
- Converted oil boilers and cast-iron units with power burners: similar numbers, minus the wear from an earlier life on a different fuel.
- Wall-hung condensing boiler: 12–20 years. Stainless heat exchangers tolerate variable water chemistry better than aluminum ones, which are less forgiving about pH.
- Combi boiler, heating plus domestic hot water: 12–20 years on the heating side, but the domestic plate exchanger is the part hard water attacks first and hardest.
- Electric boilers: a long-lived vessel with the heating elements as the routine wear item.
The gap between the two families surprises people replacing a boiler for the first time. A 1970s unit that lasted four decades does not mean its condensing replacement will — but the new one burns far less gas doing the same job, and it modulates its output instead of blasting away at one fixed rate.
What kills a boiler in Halton and Hamilton
- Make-up water. Every litre added to a leaking system brings oxygen and minerals with it. Oxygen corrodes iron and steel; minerals scale the hottest surfaces. A boiler that has been auto-filling for years is ageing several times faster than normal.
- Hard water. Halton and Hamilton both supply Lake Ontario water hard enough to leave scale, and scale on a condensing heat exchanger acts as an insulating blanket that overheats the metal beneath it.
- Sludge and magnetite. Old radiator systems accumulate black iron oxide that settles into the boiler and jams circulators and zone valves. A magnetic filter on the return and a proper inhibitor are cheap protection.
- Short cycling. An oversized boiler on a small load starts and stops all day, and thermal stress is what eventually cracks sections.
- Skipped service. On a condensing boiler, a year without cleaning the exchanger and the condensate trap is a real cost rather than a deferred one.
Signs a boiler is near the end
- Weeping or rust staining between sections, or drips that only appear once the boiler is hot.
- Regular pressure top-ups with no leak you can find anywhere in the house — the leak may be inside the boiler itself.
- Rooms that used to heat evenly now lagging, with bleeding making no difference.
- Control parts becoming hard to source, or a second obsolete component failing in the same season.
- A combustion test that will not come into range no matter how the burner is adjusted.
Getting the most years out of the one you have
- Book service before October, while there is still room in the schedule: combustion, cleaning, expansion-tank charge, relief valve, circulator and flue.
- Fix leaks properly rather than letting the auto-fill valve cover for them month after month.
- Keep system pressure where the manufacturer set it, commonly around 12 psi cold in a two-storey house, and note the reading once a month.
- Have the water treated with an inhibitor after any drain-down or major repair.
- Insulate loop piping running through unheated crawlspaces and garages — it saves gas and keeps return temperatures sensible for a condensing unit.
When it does go, what replaces it
Most Ontario homeowners replacing a boiler stay hydronic, because the radiators or in-floor loops are the expensive half of the system and they are already installed and working. A modulating condensing boiler with outdoor reset cuts gas use noticeably against an old sectional unit, particularly in houses where the radiators were sized generously and will happily run on lower water temperatures. The other option worth pricing is an air-to-water heat pump or a hybrid arrangement, which suits homes with large radiators or in-floor heat far better than it suits small baseboard convectors.
