Can I get a furnace quote without a home visit?

Yes, you can get a furnace quote without a home visit, but what you get is a range, not a firm price. From photos of the nameplate, venting, gas line, electrical and duct connections, a contractor can place your job inside the usual $4,500–$7,500 band for a high-efficiency install. A firm written quote needs a site visit to confirm sizing, static pressure and the vent route.

You can get a furnace quote without a home visit, as long as you treat the number as an estimate. Most of what sets the price of a replacement is visible in six or seven photographs. What photographs cannot show is whether the size is right and whether the vent can go where everyone assumes it can. Use the remote estimate to budget and to screen contractors, then have the one you choose confirm it on site before you sign.

The photos a contractor needs for a remote furnace estimate

  • The rating plate inside the furnace door: brand, model, serial number and input BTU. It dates the furnace and shows what size is in there now.
  • The venting. A metal flue into a chimney means a mid-efficiency furnace and a new vent route; white or grey plastic pipes through the wall mean the route exists.
  • Where the vent leaves the house, taken from outside, with the nearest window, door and gas meter in frame.
  • The gas line at the furnace: shut-off valve, drip leg and pipe size.
  • The furnace switch and, if you can, the electrical panel.
  • The duct connections: supply plenum above, return drop and filter slot beside, in one wide shot from two metres back.
  • The water heater and what it vents into, plus the floor drain or condensate pump.

Add four facts: the age and square footage of the house, the number of storeys, whether central air shares the ducts, and any rooms that never heat properly.

What a furnace installation costs before anyone visits

With those photos a contractor can place you in a published band and tell you which end you are near. Typical installed figures for this area:

  • High-efficiency gas furnace, supplied and installed: $4,500–$7,500.
  • Where most straightforward replacements land: $4,500 to $6,500.
  • Furnace and air conditioner done in one job: $7,500–$11,500.

The low end is a like-for-like swap where plastic venting, drain and gas line are already in place. The high end is a first conversion from a chimney-vented furnace, a two-stage or modulating model, or a job needing sheet-metal rework. Our pricing page lists the bands for other equipment.

What only a site visit can confirm

  • Heat-loss inputs. Sizing to CSA F280 needs window areas, insulation levels, air-tightness and exposed walls, measured in the house. See whether a new furnace needs a heat-loss calculation.
  • Static pressure. A manometer reading across the existing ducts shows whether they can move the air a new blower wants. Undersized return ducts are common in 1950s–60s bungalows and cannot be seen in a photo.
  • The vent route and termination clearances. The gas code and the manufacturer set minimum distances from windows, doors, the gas regulator and inside corners, and a finished basement ceiling can block the only path.
  • The chimney left behind. When a chimney-vented furnace is replaced by a sidewall-vented one, the water heater is left alone on a flue sized for two appliances and often needs a chimney liner or a different water heater.
  • Access: stair width, a furnace boxed into a finished closet, or asbestos-wrapped duct that has to be dealt with before anyone cuts.

How a firm quote differs from a phone estimate

A phone or photo estimate is a range with conditions attached. A firm quote is a document: model numbers, BTU size, scope, exclusions, a single price and dates, valid for a stated period. Under Ontario's Consumer Protection Act a final bill cannot exceed a written estimate by more than 10% without your agreement, which is one reason careful contractors will not put a firm figure on paper sight unseen.

Why a price with no questions asked is a sizing risk

A price quoted in thirty seconds from the old furnace's BTU number repeats whatever mistake was made last time. Furnaces in 1970s–90s subdivision houses were often oversized when new, and many of those houses have since had windows and attic insulation upgraded, so the real load is lower again. An oversized furnace short-cycles, runs louder and heats unevenly. If nobody asked about the house, nobody sized the furnace.
