HVAC for Schools & Daycares

HVAC for schools and daycares is graded on ventilation, temperature and noise, roughly in that order. A licensed child care room has to hold a comfortable indoor temperature that an inspector can check, and supply enough fresh air for a dozen small people in a room built for far fewer. The nap room has to manage all of that without waking anybody. Most centres we visit are short on fresh air and do not know it.

Occupancy density is the thing that makes these rooms different. A playroom or a classroom holds more people per square metre than almost any office, and the air in it goes stale faster than anyone expects — which is why staff end up opening a window in February as the only tool they have. Carbon dioxide is the practical way to see it: a sensor left in a room through a full program day shows exactly when the air stops keeping up, and it is a far better argument for a repair than a description of stuffiness. The most common finding by a wide margin is an outdoor air damper that is stuck, disconnected or was closed years ago to save on heating and never reopened. Fixing that costs very little and changes the room immediately.

Temperature has a regulatory edge here that it does not have in other buildings. Ontario child care licensing expects each room in use to hold a minimum indoor temperature, and an inspector may simply look at a thermometer on the wall — so a room that cannot hold temperature is not only a comfort issue, it is a licensing issue with a deadline attached. There is a second, subtler problem specific to daycares: thermostats read at adult height, and infants and toddlers spend the day on the floor. In a room over an unheated crawl space, a slab, or an uninsulated area, the floor can be several degrees colder than the wall sensor reports. We measure at floor level in infant rooms because that is where the children are.

The equipment varies enormously. Older schools often have classroom unit ventilators along the exterior wall under the windows, which draw outdoor air directly into each room and are excellent when maintained and useless when their dampers seize. Newer daycares are very often in converted retail units in plazas or in leased space in a church or community hall, which means the room is being conditioned by a rooftop unit sized and ducted for a store — one big open zone, no separate control for the nap room, and a return path that assumed no interior walls. That is the single most common daycare situation we are called into, and it is fixable with zoning, added returns and a controls change more often than with a new unit. Diaper change rooms, washrooms and any on-site kitchen also need working exhaust, and a change room that smells despite constant cleaning is an exhaust problem, not a housekeeping one.

Noise deserves its own line. A nap room under a rooftop unit or beside a mechanical closet can be loud enough to shorten sleep for a whole group, and it is usually correctable with duct lining, a diffuser change or a fan speed adjustment. Finally, the work has to fit the calendar: March break, summer, PA days, or after the last child leaves. Rooftop units and classroom unit ventilators

Packaged rooftop units in plaza and purpose-built centres, and unit ventilators under the windows in older schools. Unit ventilators live or die on their outdoor air damper linkage, their filters and their valves, all of which are easy to service and easy to forget.

Outdoor air dampers, HRV or ERV and CO2 sensors

The fresh-air side. Dampers proven to open and modulate, heat-recovery ventilation where a room's fresh-air needs would otherwise be expensive to heat, and carbon dioxide sensors so a stale room stops being a matter of opinion.

Filtration

Media filtration at the highest rating the equipment can move air through, in a cabinet that seals, changed on a schedule rather than when someone remembers. Portable HEPA units are a reasonable supplement in a specific room but do not bring in outdoor air.

Washroom, change room and kitchen exhaust

Dedicated exhaust for diaper change areas, washrooms and any cooking area, sized so it actually pulls and with a replacement air path so it is not fighting a sealed building. This is what keeps odour out of the rooms next door.

What goes wrong in these buildings

  • The infant room reads fine at the thermostat and is cold on the floor where the babies are.
  • The playroom is stale by late morning and opening a window is the only tool staff have.
  • The unit over the nap room is loud enough to wake half the group.
  • We inherited a rooftop unit that was sized for the store that used to be in this space.
  • Everything has to happen on a PA day, over March break, or in the summer.
  • The change room smells no matter how often it gets cleaned.

How it works

1. Measure the rooms in use

Carbon dioxide, temperature at floor level and at the sensor, and airflow at each supply and exhaust, logged through a real program day rather than during an empty morning visit. The data usually names the problem in the first day.

2. Open the fresh air back up

Dampers freed, linkages repaired, economizers and ventilation controls set to a rate that suits the occupancy, and exhaust verified in the change rooms and washrooms. This is the least expensive and most effective work we do in a centre.

3. Book the work into a break

Scope and price agreed well ahead, parts on site before the break starts, and the project sized to finish inside the window so the centre opens on schedule with nothing left half-done.

Common questions

How do we know a daycare room is getting enough fresh air?

Measure it rather than judge it. A carbon dioxide sensor left in the room through a full day shows how the air behaves as the group arrives, naps and plays, and airflow readings at the supply grilles show what the system is actually delivering versus what it was designed to. Between the two you can tell whether you have a damper problem, a capacity problem or a distribution problem, and only the last of those needs sheet metal work.

Do portable HEPA purifiers satisfy ventilation requirements?

They help with particulate in the room they are in and they are worth having, but they are not ventilation. They do not introduce outdoor air and they do not remove carbon dioxide, so a room that is stuffy because it is under-ventilated will still be stuffy with one running. Use them as an addition to a fresh-air system that works, and put the first dollars into getting the outdoor air damper operating.

Why is the floor colder than the thermostat says?

Because the thermostat is at adult height and warm air rises. In a room over a slab, a crawl space or an unheated area, floor temperature can sit noticeably below the wall reading, and children in an infant or toddler room spend the whole day down there. The answers are usually distribution rather than more heat: supply air directed low, floor-level insulation where it is missing, and in a converted retail space, sealing the gaps a store never cared about.

When can this work be done without closing the centre?

March break, summer, PA days, statutory long weekends, and evenings after the last pickup. We plan around your calendar rather than ours, and we do not charge overtime, weekend or holiday surcharges, so an evening or a Saturday costs the same as a Tuesday afternoon. The main thing that ruins a break-week project is ordering equipment late, so we quote early enough to have it on site.
