Long Branch began as a summer cottage resort on the lake and filled in with small houses through the first half of the 1900s. Like Mimico to the east, it was a separate lakeshore municipality before it became part of Etobicoke. That history left three kinds of home on the same street: winterized cottages and storey-and-a-half houses, post-war bungalows, and tall new infill houses built where a wide old lot was split in two. The older houses have short basements or crawlspaces, a single return and upstairs rooms tucked under the roof slope, while the new ones have builder-grade high-efficiency furnaces, an HRV and often a tankless water heater.
Each type has a predictable problem. A storey-and-a-half house cannot push enough cool air up to rooms behind knee walls, so the fix is usually a ductless head upstairs or the changes we describe under second-floor cooling, not a bigger condenser. In the infill houses the complaint is three floors on one furnace, and zoning dampers or a rebalance solve more than new equipment does. Toronto Hydro and Enbridge are the utilities, Toronto Building issues permits, and close to the water the air stays damp enough in summer that long AC run times matter more than tonnage.
