Heating and cooling in Mimico

Mimico HVAC calls come from three kinds of building, and each needs different equipment: pre-war and early post-war brick houses, low-rise walk-up apartments along Lake Shore Boulevard West, and the condo towers at Humber Bay Shores. ZK Mechanical services all three, and the drive is about 35–40 minutes along the QEW and the Gardiner from our Burlington shop when traffic is moving. A diagnostic is $90–$150, credited to the repair, and most furnace and AC repairs fall between $150 and $800. Mimico is part of our Etobicoke service area.

Mimico was its own lakeshore town before it joined Etobicoke, like Long Branch farther west, and its side streets were built up before forced air was standard. Some of those houses still heat with a boiler and cast-iron radiators, which means there are no ducts for central air; others were converted to a furnace through small ducts that leave the second floor warm in July. The walk-ups typically run a central boiler with radiators or baseboards in each unit, and the Humber Bay Shores towers use in-suite fan coils or heat pumps tied to the building's water loop. Gas is Enbridge, electricity is Toronto Hydro, and permits go through Toronto Building.

In a radiator house, cooling comes from a ductless system, at $4,000–$7,000 for a single zone, and not from opening up plaster to add ducts. A sound boiler is worth keeping and servicing, and we cover circulators, expansion tanks and relief valves under boiler repair. In a tower, the fan coil inside the suite is usually the owner's to maintain while the risers and the loop belong to the corporation, so read your declaration before booking condo HVAC service. The lake adds humidity all summer, so an air conditioner that runs long, steady cycles dries the house better than an oversized one that shuts off early.

Why ZK Mechanical in Mimico

Boilers and radiators kept working

Radiator heat is quiet and even, and most faults on it are small parts. We replace failed circulator pumps, waterlogged expansion tanks and weeping relief valves, bleed and balance the radiators, and tell you plainly when the boiler itself is finished.

Cooling a house that has no ducts

Ductless heads on the main floor and the upstairs landing cool a Mimico two-storey without touching the plaster. A dual-zone system runs $7,500–$11,000 installed. Choose a cold-climate model and it also takes over heating in spring and fall, when firing a boiler for a cool morning is wasteful.

Condo suites at Humber Bay Shores

Fan coil and in-suite heat pump work needs an elevator booking, a water shut-off arranged with the management office and sometimes board approval for a replacement. We line those up before the visit so the technician is not turned away at the concierge desk.

Condensers near the Gardiner, permits at Toronto Building

Outdoor units between the Gardiner and Lake Shore collect road salt and grit, so we rinse the coil and test the electrical parts on every AC call. A failed capacitor or contactor is the usual finding, at $150–$350. Where a furnace or venting change needs a permit, we deal with Toronto Building. Tell us the building type and the symptom and we will say what to expect.
