Ductless Mini-Split Installation · Burlington, OntarioDuctless Mini-Split Installation in Burlington
Ductless mini-split installation in Burlington costs $4,000–$7,000 for a single zone, $7,500–$11,000 for two zones and $10,000–$16,000 or more for three to four. The rule we use: if the house has sound ducts, central air is usually the cheaper way to cool all of it; if there are no ducts, or one room the furnace never reaches, ductless wins. Cold-climate models add $500–$1,500 per zone and heat as well as cool.
Where a Ductless System Fits in a Burlington House, and What It Costs
Three kinds of Burlington house account for most of our ductless work. The first is the 1950s–60s bungalow or side-split south of the QEW, in Roseland, Shoreacres, Elizabeth Gardens or along Plains Road in Aldershot, where a rear addition, a sunroom or a finished attic was built after the ductwork and hangs off the end of a trunk never sized for it. The second is the 1970s–2000s two-storey in Headon Forest, Brant Hills or Millcroft with a bonus room over the garage that runs hot in July and cold in January. The third sits above the Escarpment around Lowville and Kilbride, where many lots have no gas main and the heat is propane, oil or electric baseboard.
North of the Escarpment the heating side matters more than the cooling. A cold-climate head keeps producing heat down to about −25°C at reduced output, and for every kilowatt-hour it uses it moves two to three times the heat a baseboard makes from the same electricity. Put one in the rooms you live in and the baseboards or the propane furnace become the backup for the coldest nights instead of the fuel for the whole season. We size it from a room-by-room heat-loss calculation, because a head that is too big short-cycles and one that is too small leans on the backup all January.
The install is a single 65 to 75 mm core through an exterior wall carrying the refrigerant lines, the drain and the control cable; on a brick-veneer bungalow that means coring masonry and picking a spot where the line set drops straight to the outdoor unit. That unit goes on a stand above the snow line, clear of the roof drip edge, where defrost water will not ice a walkway. Each system gets its own dedicated circuit and outdoor disconnect, installed under an ESA permit, and the refrigerant side is handled by a technician carrying an ODP card. Many older homes here still have a 100-amp panel; a single zone usually fits, and when it does not, the service upgrade goes through Burlington Hydro and we raise it at the quote, not on install day.
Ductless is not always the right purchase. If the house has sound ducts and you want every room cooled, central air in Burlington at $4,500–$7,000 is normally the better buy, and if you want to heat the whole house electrically, a ducted system from our Burlington heat pump installation page fits better. In the condo towers along the downtown lakeshore the hurdle is the corporation, which has to approve where an outdoor unit sits before anything is ordered. The installation method is on our ductless mini-split installation page, zone-by-zone pricing is in what a ductless mini-split costs in Ontario, and the other work we do in the city is on the Burlington service area page; for a written price on your layout, book a free site visit.

Ductless Mini-Split Installation in Burlington — FAQs
How much does a ductless mini-split cost in Burlington?
A single-zone system is $4,000–$7,000 installed, a dual-zone is $7,500–$11,000, and three to four zones run $10,000–$16,000 or more. Cold-climate heating models add $500–$1,500 per zone. Within each band the price moves with line-set length, whether the wall is brick or siding, and how far the new circuit runs from the panel. The site visit is free and the figure comes in writing.
Can a mini-split heat a house in Lowville or Kilbride that has no natural gas?
Yes, and it is one of the better uses for one. A cold-climate head heats down to about −25°C at reduced output and uses far less electricity than baseboard for the same warmth. Most rural owners keep the baseboards, wood stove or propane furnace as backup for the deepest cold and let the heat pump carry the remainder of the winter. Ask us to price the main living area first.
Where should the outdoor unit go on a Burlington lot?
On the wall closest to the indoor head, raised on a stand or wall bracket, away from the roof drip line and from any bedroom window, yours or the neighbour's. Avoid the spot where snow slides off the roof or where the shovelled pile ends up. Defrost water drains from the base in winter, so we keep the unit off walkways and driveways where that water would freeze into a sheet.
Is there a permit for a ductless install in Burlington?
The new electrical circuit is installed under an ESA permit, and the refrigerant work has to be done by a technician with an ODP card. Whether the City of Burlington Building Department needs to be involved depends on the scope of the job, and we confirm that before work starts instead of after. Condo owners also need written approval from the corporation for the outdoor unit location.
Will a mini-split deal with the summer humidity off Lake Ontario?
A correctly sized one will. A head matched to the room runs long, slow cycles that pull moisture off the coil, and dry mode handles the muggy days when the temperature is fine but the air is not. An oversized head cools the room in minutes, shuts off and leaves the dampness behind, which is why we calculate the load instead of guessing from square footage.
