The furnaces in these houses are usually two-stage or modulating units with a variable-speed ECM blower. They are quieter and more even than a basic furnace, and the parts cost more: an ECM blower motor sits toward the top of the $500–$1,500 band, and its control module can fail separately from the motor itself. Long duct runs to far bedrooms and bonus rooms mean the blower works against more resistance. A neglected filter in a thick media cabinet therefore shows up as overheating and limit trips sooner than it would in a small house.

Water is the quiet cause of control board failures. A furnace-mounted humidifier with a stuck solenoid or a cracked feed line drips into the cabinet, and a blocked condensate drain backs up into it too; either one corrodes the board and the wiring harness beneath it. If you see rust streaks or white scale on the furnace cabinet, mention it when you call. Fixing the leak is part of the repair, because a new board under the same drip fails again.

The older village core is a different job: smaller houses, some with furnaces that have been in place for decades, where the faults are flame sensors, igniters and tired capacitors. Not usually. The working furnace keeps its part of the house warm, and leaving interior doors open with that system's fan set to on spreads the heat further. Why is one zone cold when the furnace is running?

The furnace is probably fine. A zone damper motor has failed closed, its wiring has come loose, or the zone panel is not receiving a call from that thermostat. Check that the cold zone's thermostat is on, set to heat and has fresh batteries. If it is calling and the registers stay cold while the other zones are warm, that is zoning system repair, most often a damper actuator.

No. Each furnace is its own system with its own venting and gas connection, so the failed one can be replaced alone, at $4,500–$7,500 for a high-efficiency unit installed.
