Can a furnace be too big for my house?

Quick answer

Yes, and oversizing is the most common sizing error we find in GTA homes. A furnace with more output than the house loses satisfies the thermostat in a few minutes and shuts off, so you get hot blasts, cold corners, a second floor that never catches up, and early wear on the igniter and inducer. Bigger is not safer, just less comfortable.

A furnace can be too big for the house it heats, and in older Burlington, Oakville and Hamilton neighbourhoods it usually is. Capacity is measured in BTUs of input per hour, and the correct number comes from a heat-loss calculation done on your specific house — not from the label on the unit being taken out.

How to tell your furnace is oversized

  • Heating cycles shorter than about 10 minutes when it is near 0°C outside. Short cycling on a mild day is the clearest tell — why a furnace short-cycles explains the mechanics.
  • A blast of hot air, a long quiet stretch, then another blast. Rooms furthest from the furnace never receive a full cycle's worth of air.
  • The thermostat reads 21°C while the far bedroom sits at 18°C, and closing registers elsewhere does not close the gap.
  • Igniters, flame sensors and inducer motors failing early. Every cycle is a start-up, and start-ups are what wear those parts out.
  • Booming or whistling at start-up as more air hits ductwork than it was ever sized to carry.

Why so many furnaces around here are oversized

The usual reason is arithmetic nobody did. A 1978 furnace with 100,000 BTU input on the nameplate might have been 60 per cent efficient, putting roughly 60,000 BTU of usable heat into the house. Replace it with a 100,000 BTU condensing furnace at 96 per cent and you are now delivering close to 96,000 BTU into the same rooms — because the replacement was matched to a label rather than to a load.

Then there is everything done to the house since. Blown-in attic insulation, replacement windows, a sealed rim joist, a finished basement: each one lowers the heat loss, so a furnace that was right in 1978 is oversized in 2026. New builds run the other way — a tight modern envelope in Binbrook or Alton Village needs far less input than owners expect, and people are often startled by how small the correct furnace turns out to be.

What proper furnace sizing involves

Residential heat loss in this province is calculated to CSA F280-12, the standard Ontario's building code points to for houses. It works room by room: wall and ceiling areas, insulation levels, window type and orientation, air-tightness, and the outdoor design temperature for your municipality. A real assessment means someone taking measurements inside your house. A size quoted from the driveway is a guess wearing a number.

Square-footage rules of thumb are the shortcut that creates the problem. Two 2,000 sq ft houses — a 1955 bungalow in Bronte with uninsulated brick walls and a 2015 two-storey in Joshua Creek — can differ by nearly half in heat loss, and no per-square-foot table can tell them apart. What to do if the furnace you have is too big

  • Do not replace a working furnace over sizing alone. Improve what you can first: filter selection, return air, damper balancing, and sealing the duct leaks you can reach in the basement.
  • If it short-cycles badly, ask about the burner input. Some furnaces can be de-rated slightly by a licensed technician through orifice or manifold-pressure changes within the manufacturer's allowances — not always possible, but worth asking.
  • Have the blower speed and temperature rise set properly. A furnace running outside its rated rise range behaves far worse than the same unit commissioned correctly.
  • At replacement time, insist on a heat-loss calculation and a written size recommendation. If two quotes differ by a full size, ask each to show their work — how to compare HVAC quotes covers what to look for.
  • Consider staging. A two-stage furnace with a correctly sized high fire behaves like a smaller furnace for most of the season.

Is an undersized furnace the safer mistake?

No, but it fails differently. An undersized furnace runs continuously during a cold snap and slowly loses ground, which you notice three or four days a winter when the wind comes hard off the escarpment. An oversized one is mildly uncomfortable every day of the season and eats parts while it does it. What a heat-loss calculation gives you is the right capacity with a sensible cushion, rather than a whole extra size added just in case.
