Water heater relocation moves five things, not one: the gas line, the water lines, the venting, the drain pan and the relief line all follow the tank. Venting decides where it can go. A chimney-vented tank has to stay within reach of the chimney on an upward-sloping connector, while a power-vent or direct-vent tank needs a route to an outside wall, and most moves within a basement are finished in a day. There is no flat price; the job is quoted in writing after a site visit.
Start with the gas. The line is extended or re-run in a size that suits the new length, with a shut-off and a dirt pocket at the tank, then pressure-tested before the appliance is reconnected; in Ontario that is work for a TSSA-licensed technician under the CSA B149.1 gas code. Hot and cold lines are re-piped to the new spot with a shut-off on the cold side. The relief valve's discharge pipe and a drain pan go with the tank, and both want a floor drain nearby.
Venting is where relocation plans meet the rules. An atmospheric tank drafts by buoyancy alone, so its connector must rise all the way to the chimney and stay short. A power-vent tank pushes exhaust through certified plastic vent pipe (ULC S636 in Ontario) out a sidewall, but the manual caps the total length and every elbow counts against it, and the tank needs a 120-volt receptacle. The new wall penetration has to keep its clearances from windows, doors, the gas meter regulator and inside corners.
Three projects trigger most moves. Finishing a basement, where the tank stands in the middle of the future rec room or would end up boxed into a closet without enough combustion air. Rebuilding the furnace room, often during a furnace replacement, when shifting the tank half a metre makes the whole layout work. And freeing a chimney: once a high-efficiency furnace vents through the wall, the water heater is the last appliance on the flue, and moving to a power-vent water heater lets the chimney be retired.
Distance has a cost you feel every morning. Each metre of three-quarter-inch pipe holds roughly a third of a litre, and all of it has cooled and must be pushed out before hot water arrives, so a tank moved eight metres farther from the kitchen adds about half a minute of waiting at a low-flow faucet. Keep the tank near the bathrooms and kitchen where you can, or plan a recirculation pump. And if the tank is over 8 years old, replace it during the move: the labour overlaps, and a tank swap on its own runs $1,200–$2,500.
Relocate the water heater when
- A basement finishing plan puts a wall, a bedroom or a bathroom where the tank stands
- The furnace is being replaced and the mechanical room is being laid out again
- The tank is the last appliance on a chimney you want lined, capped or removed
- The tank sits far from a floor drain and a leak would run across finished flooring
- Service access is blocked: the burner door, the anode or the drain valve cannot be reached
How it works
We look at the present location and the one you want, trace the gas, water and vent routes, check the electrical for a power-vent or electric tank, and tell you if the spot will not work before anything is cut. The quote is written and itemised.
Gas and water are shut off and the tank is drained and moved, or the new tank is set in the new place. Lines are run, the vent is installed and supported, the pan and relief line are piped, and the old connections are capped properly.
The gas line is pressure-tested, joints are leak-checked, the burner is fired and the venting is confirmed, and the water side is checked hot. Where a permit applies we arrange the inspection; start with a site visit.
Common questions
Do I need a permit to move a water heater in Ontario?
The gas work must be done by a TSSA-licensed technician regardless. Whether the municipal building department also wants a permit depends on the scope, for example new plumbing runs or a new wall penetration inside a larger renovation, so we confirm with the City of Burlington, Town of Oakville, City of Hamilton or your own municipality before starting. Can the tank go in a closet, under the stairs or in the garage?
Sometimes. An atmospheric gas tank in a small enclosed space needs combustion-air openings sized to the burner, and unless it is a direct-vent model the gas code keeps it out of bedrooms and bathrooms. A direct-vent or electric tank is far more forgiving because it does not take air from the room. An unheated Ontario garage is a poor place for a tank: freezing pipes and vehicle impact are both real.
How far can a power-vent water heater be from the outside wall?
It depends on the model. Each manufacturer publishes a maximum equivalent vent length for each pipe diameter, and every elbow subtracts from it, so a tank that reaches the wall easily on a straight run of two-inch pipe may need three-inch pipe once there are four elbows. Should I switch to tankless while everything is being moved?
It is the right moment to consider it, since the gas line and venting are being reworked anyway. A tankless conversion runs $3,500–$6,500 installed and hangs on the wall, which frees the floor entirely, but it draws far more gas at once than a tank, so the line size matters. How long will we be without hot water?
For a move within the same basement, plan on the working day, with hot water back that evening once the tank has reheated. Longer gas runs, a new sidewall vent through brick, or an inspection hold can stretch that into a second day.
