Mini-Split Cleaning & Maintenance

Mini-split cleaning and maintenance means washing what the filters do not protect: the barrel fan wheel, the indoor coil and the drain pan, cleaned in place with a bib kit that catches the rinse water. Book it every one to two years, or as soon as the head smells musty or drops black flecks. Washing the mesh filters monthly is the part you do yourself.

The smell from a ductless head almost always comes from the blower wheel. That wheel is a long barrel of narrow curved blades spinning in the dark, damp space below the coil, and the dust that gets past the filters sticks to the wet blades and grows mould. The black flecks on the wall or the bedding are pieces of that growth thrown off by the fan. A loaded wheel also moves far less air, so the unit runs longer, the coil runs colder and the head starts to drip or ice.

A proper clean does not involve taking the head off the wall or opening the refrigerant circuit. The covers and louvres come off, the electronics are bagged, and a bib, a funnel-shaped catch bag, is hung under the unit to carry the wash water down a hose into a bucket. Coil cleaner goes on, then the coil, the fan wheel and the pan are rinsed with a low-pressure sprayer until the water in the bucket runs clear. The drain line is flushed and tested with clean water before the covers go back on.

The outdoor unit and the operating check belong to the same visit. The outdoor coil is rinsed, the base-pan drain holes are cleared so winter defrost water can escape, and the cabinet is checked for leaves and nests. Then the system runs while we measure the temperature change across the indoor coil and the current draw, and look at the flare joints for oil. Gauges stay off a healthy mini-split: each connection lets a little refrigerant out of a system that holds a small, precisely weighed charge.

Your part of ductless maintenance is the filters. Open the front panel, slide the mesh filters out, rinse them in the sink, let them dry and put them back, monthly while the unit is in daily use and more often with pets or renovation dust. Past the filters, stop: household cleaner sprayed up into the head wets the control board and pushes dirt into the drain, which is how a smell becomes a leak. If the unit is also showing a fault, start with mini-split repair.

Book a deep clean when

  • A musty or sour smell in the first minutes after the head starts
  • Black flecks on the louvre, the wall below or the bedding
  • Weaker airflow than last year with clean filters
  • Water dripping from the casing or a gurgle from the drain
  • More than two years since the last wash, or a unit that heats all winter and cools all summer

How it works

1. Tell us the brand and the head count

Model, number of indoor heads, where each one hangs and what you have noticed: smell, flecks, dripping or weak air. That sets the time needed and the quote.

2. Wash the head in place

Floor and furniture are covered, the electronics are protected, and the coil, fan wheel and drain pan are washed into the bib until the rinse water is clear. The filters are washed and the louvres wiped before reassembly.

3. Rinse outside, test the drain, run the system

The outdoor coil and base pan are cleaned, water is poured through the indoor drain to prove it flows, and the unit is run and measured in the season's mode. Anything found that a wash cannot fix is written up with a price.

Brands: We clean and maintain Mitsubishi, Fujitsu and Daikin heads along with builder-installed and online-purchased ductless brands; the wash method is the same and only the covers differ.

Common questions

How often should a mini-split be professionally cleaned?

Every one to two years for a unit used only in summer. Yearly if it also heats through the winter, hangs in or near a kitchen, or shares the house with pets or a smoker, because those load the wheel faster. If the smell returns sooner, the filters are not being washed often enough or the drain is holding water.

Can I clean the blower wheel myself?

You can reach the front blades with a brush, but that pushes dirt deeper and seldom removes the smell. A full wash needs the covers off, the electronics protected and somewhere for several litres of dirty water to go. Kits are sold online; the risks are water in the control board and a blocked drain. Does cleaning stop the head from dripping water?

Often. Most drips come from slime blocking the pan outlet or the drain hose, and a wash with a drain flush clears it. If the head drips again soon after, the cause is mechanical: a failed condensate pump, a sagging drain hose or a head mounted out of level. A technician checks those three during the visit.

Is ductless cleaning the same as duct cleaning?

No. Duct cleaning vacuums the sheet-metal ducts of a furnace system, and a ductless head has no ducts. The work here is a wet wash of the coil and fan inside the indoor unit, done by a refrigeration technician. A home with both a furnace and a mini-split needs the two services separately.

Should the cleaning be done in spring or fall?

Spring, before cooling season, if the unit is mainly an air conditioner. If it is your main heat source, add a fall check of the outdoor coil and base-pan drains so defrost water clears in January.
