Heating and cooling in Westdale
Westdale HVAC work is mostly boiler and radiator work, because the neighbourhood was laid out in the 1920s and its brick houses were built for hot-water heat. ZK Mechanical repairs and replaces those boilers, installs furnaces and air conditioning in the houses that have been converted to ducts, and services gas water heaters on the streets between the 403 and McMaster University. Expect $90–$150 for the diagnostic, credited to the repair if you proceed, and a written price before any part is ordered. We drive in from Burlington, about 20 minutes on the 403, and Westdale is served by the same crew as the rest of our Hamilton service area.
A boiler tells you what is wrong on its pressure gauge. Cold, the gauge in a two-storey Westdale house should read roughly 12–15 psi; if the needle climbs toward 30 psi as the system heats and the relief valve starts to drip, the expansion tank has lost its air cushion. One radiator that stays cold while the others are hot usually needs bleeding or has a seized valve. Neither is an emergency, but a relief valve that keeps discharging should be seen that week, and our boiler repair in Hamilton page covers the circulators, zone valves and other parts that wear out.
Replacement is where a 1920s house gets complicated. New gas furnaces must be at least 95% AFUE, which means a condensing unit vented in plastic pipe through a side wall, and in Westdale that wall is double brick on a narrow lot, so we settle the vent route and the condensate drain before quoting; a high-efficiency furnace install runs $4,500–$7,500. Houses still on radiators have no ducts for central air, so cooling comes from a ductless mini-split at $4,000–$7,000 for a single zone. With Cootes Paradise along the north edge and mature trees shading most lots, the basement often needs dehumidifying more than the bedrooms need tonnage; Alectra Utilities bills the electricity, Enbridge the gas, and permits go to the City of Hamilton Building Division.

Why ZK Mechanical in Westdale
If the radiators and piping are sound, the cheapest good answer is usually a new boiler on the existing system instead of opening plaster walls for ductwork. We replace circulators, expansion tanks and relief valves, and we tell you when the old boiler still has years in it. Our boiler vs. furnace guide lays out the trade-off.
When a boiler or furnace moves to side-wall venting, a gas water heater left alone on the old brick chimney may need a liner or a vent of its own. We look up the flue first so the written price covers the whole job, not just the appliance.
Many Westdale houses are rented to students by owners who live elsewhere. We arrange access with the tenants, send the quote to the owner, and check that carbon monoxide alarms are in place, which Ontario requires in any home with a fuel-burning appliance. A fall tune-up at $120–$250 costs less than a no-heat call in January; what Ontario landlords owe tenants for heat is worth reading first.
Radiator houses get cooling from ductless heads: one for a hot third-floor room, or a multi-zone system at $8,000–$16,000 for the whole house. A cold-climate model also heats in spring and fall, so the boiler runs fewer hours. Tell us which rooms overheat and we will measure them before recommending a size.
