- Cash flow is tight and the $1,500+ upfront cost isn't workable — though HVAC financing can spread that cost at a lower total than renting
- You're in a rental property where the landlord holds the contract anyway
Escaping an existing rental contract
Before buying, read your rental agreement. Most Ontario contracts have a buyout schedule based on the tank's age — often a few hundred dollars for an older unit — and some charge removal or termination fees. Watch for contracts that renew automatically or were transferred when you bought the house; under Ontario consumer protection rules, door-to-door-sold rental contracts have additional cancellation rights. Get the buyout figure in writing, then compare: buyout + new owned unit vs. years more of payments.
