Water Heater Gas Control Valve Replacement

Water heater gas control valve replacement costs $400–$600 on most residential tanks and takes two to three hours, because the control threads into the tank and the water has to come down before the part comes out. Replace it only after the status light's blink code and a meter test both point at the control: the thermocouple, thermopile and temperature sensor fail more often and cost less to fix.

The gas control valve is the box on the front of a gas tank with the temperature dial on it and the gas line running in. It does three jobs: it holds pilot gas open while the flame is proven, opens the main burner when the water cools, and locks everything out if the tank overheats. Older tanks use a mechanical control fed by a thermocouple. Many tanks built since about 2010 carry an electronic control powered by a thermopile, with a status light on its face.

That status light is the first test, and it is free. On the common Honeywell-style control one flash every three seconds is normal, two flashes mean low thermopile voltage, four mean the high-temperature limit tripped, and seven mean the control has failed internally. Patterns differ between makes, so the legend printed on the tank wins; what the blinking light on a water heater means walks through them. Only some of those codes condemn the valve.

Before a valve is condemned, the technician measures thermopile output with a meter and checks the temperature sensor's resistance against the manufacturer's chart. A weak thermopile or a drifted sensor is the more frequent fault, and a pilot-side repair such as a thermocouple replacement runs $150–$300. The valve body is replaced when it fails its own self-check, will not open the burner with good pilot voltage, overshoots the set temperature, or has been under water in a basement flood. A control that has been submerged is never dried out and reused.

The control, or the well it mounts on, threads into the tank wall below the waterline, so the job starts with the gas off, the cold supply closed and the tank drained below the opening. Some electronic designs let the valve body unclip from a well that stays in the tank, which saves the drain-down; the model number settles it. The replacement has to match the tank's make, model and fuel, because natural gas and propane controls are not interchangeable. On a tank past 10 to 12 years, compare the quote with a new water heater at $1,200–$2,500 installed before paying for a control.

Signs the gas control itself has failed

  • The status light flashes the control-failure code listed on the tank label, and the code returns after a reset
  • The pilot stays lit and the thermopile tests good, but the main burner never fires when the tank is cold
  • Water comes out far hotter than the dial setting, or the high-temperature limit keeps tripping
  • The control sat under water in a basement flood, even briefly
  • You smell gas at the control: close the shut-off on the gas line, leave the house and call from outside

How it works

1. Read the code, test the parts

The technician reads the blink code, measures thermopile or thermocouple output and tests the sensor. You hear which part failed and what it costs before anything is taken apart.

2. Drain, swap, seal

Gas and water are shut off, the tank is drained below the control and the old valve is unthreaded. The new control goes in with fresh thread sealant, and the burner, pilot and sensor lines are reconnected.

3. Leak test and relight

The tank is refilled and purged of air at a hot tap before the gas comes back on. Every joint that was opened is leak-tested, the pilot is relit and the burner is watched through a full heating cycle. Common questions

Can I replace a water heater gas valve myself?

Not legally on the gas side. In Ontario, work on a gas appliance has to be done by a TSSA-licensed gas technician, and for good reason: the job ends with a leak test and a burner check that need the right instruments. Homeowners can safely do the first step, which is reading the blink code and writing it down before calling.

Is the gas control covered by the tank's warranty?

Often the part is and the labour is not. Tank warranties run from the manufacture date coded into the serial number, so we read the rating plate before quoting. If the tank is a rental, stop there: the rental company owns the repair, as explained in who pays for repairs on a rented water heater.

Can a gas control valve be cleaned or repaired instead of replaced?

No. The control is a sealed safety device and manufacturers do not allow it to be opened or adjusted in the field. What can be cleaned is everything around it: the pilot orifice, the burner and the air intake screen. That is why testing matters, because a dirty pilot produces the same no-hot-water symptom as a dead valve at a fraction of the price.

The water is suddenly scalding. Is that the gas valve?

It can be. The thermostat on a gas tank is part of the control, and when it stops sensing correctly the burner runs past the setting. Turn the dial down, run a tap to confirm, and if the water is still far too hot turn the control to off and call. A failed mixing valve produces the same complaint and is tested on the same visit.

How long will I be without hot water?

Plan on two to three hours of work plus the time the tank takes to reheat, usually about an hour for a 40- or 50-gallon gas tank. Most of the visit is draining and refilling. If the correct control for your model has to be ordered, the technician tells you whether the tank can keep running in the meantime or has to stay shut down.
